Drainage Reminder

Dear Residents,

As a reminder, please do not allow your personal landscapers to sweep leaves, twigs, debris or branches into the storm gutters.

When this happens it can become a man-made dam and clog the gutters and the county will have to come out and unclog the system. This clog can also affect the community if we have a big rainstorm and can cause major flooding to Majestic Oaks. If we see the clog in time we will have to get with the county to come out and unclog the system.

2023 Assessment Reminder

Dear Majestic Oaks Homeowners,

This is a reminder that the 2023 Assessment is due March 1, 2023. If paying electronically, please allow up to six (6) business days for the payment to post to your account. All payments received and posted after March 1st will be assessed a finance charge equal to 18% per annum.

By Mail: Mail a check, money order or cashier’s check for the total amount due to the Association’s name, c/o FirstService Residential, PO Box 30419, Tampa FL 33630-3419. Remember to include your coupon and account number.

Payment in Person: The Woodlands Office is located at 2002 Timberloch Place Suite 650, The Woodlands, TX 77380.

Office Hours: Monday thru Thursday 9:00am to 4:00pm, Friday 9:00am to 1:00pm and closed on Saturday and Sunday.

Please note we cannot accept cash or credit card payments in the office. In office payments can ONLY be made by personal checks, cashier’s checks, or money order. Please allow up to six (6) business days for the payment to post to your account.

Call for Board candidates

Dear Majestic Oaks Owners,

As a reminder, the Members of the Majestic Oaks Homeowners Association will hold their Annual Meeting of the Members on February 9, 2023. At this time, an election will be held to vote two (2) homeowners to the Board of Directors.

A nomination form is included in this notice. If you are interested, please complete this form and return to FirstService Residential no later than 5:00 pm on December 30, 2022. Ballots will then be prepared with the candidates presenting for election which will be mailed and emailed to all owners with instructions to complete and submit your vote.

If mailed, please keep in mind that we must receive the completed Nomination Forms in the office no later than 5:00 pm on December 30, 2022. Please submit accordingly to ensure your nominee is on the Ballot.

Community Update

Dear Residents, 

Your Board of Directors has had an issue brought to their attention that may affect all owners. The frequency of unsolicited offers to buy homes in Majestic Oaks has skyrocketed. Most, if not all of these offers are funded by investment buyers, not real estate companies working for potential single-family buyers.

The board has looked into amending the deed restrictions to prevent rentals by investor-owners unless they have lived in the home for a minimum of two (2) years. After consulting with legal counsel, their opinion is that even with a restriction requiring the owner of the property to live in the home for two years, it would likely be unenforceable except under very limited circumstances.

We have, therefore, decided not to proceed with this effort.

Info on the fining policy

Good afternoon homeowners,

The Board of Directors and many members of our community are tired of our neighborhood not being maintained.  It is time for us all to take action and add a fining policy to our declarations (see below for details).  In order to do this, we need votes from 51% of the two sections of Majestic Oaks. This is where we need your help.

We will be walking the neighborhood and knocking on doors in the afternoon on Sunday, March 6th to have you sign approval for this fining policy to go through. Please help us as we can’t do this without you.  Forms have been sent out via e-blast to your email.  If you have received, please sign and email back to First Service Residential to communication.mos@fsresidential.com
We all need to work together and get this done for the betterment of Majestic Oaks.

REGARDING:    Amending the Restated and Amended Declaration of Covenants, Conditions and Restrictions applicable to either Majestic Oaks (formerly Charterwood, Section Ten) recorded under Harris County Clerk’s File No. P603260 or Charterwood, Section Seven recorded under Harris County Clerk’s File No. R740698 (such instruments being herein called the “Declaration”)


BOARD COMMENTS:     The Board of Directors of the Association (the “Board”) and many Members are tired of Members and residents not following the Declaration including failing to timely and properly maintaining their homes and the property in our community. The management company receives calls and emails from unhappy neighbors who are seeing the day to day run down of a property next to them. Letters are then sent to the Members and residents who are not complying with the Declaration. We are all frustrated and understand that something needs to be done other than just sending letters out that in some cases do not cause the problem to be cured. The Board wants our community and our homes to stay attractive and maintain or increase in value.
For the past year, the Board has been working on implementing a fining policy but in order to do this, our Declaration needs to be amended. The Association governs two sections that comprise our community (platted as Majestic Oaks [formerly Charterwood, Section Ten] and Charterwood, Section Seven). Each of these sections is encumbered by a separate Declaration and each Declaration needs the written approval of owners of a majority of the lots encumbered by the applicable Declaration in order to amend the applicable Declaration to allow the Board to implement fining.

At the 2022 Annual Meeting of the Association, we began the approval process to amend the Declaration and are hoping you will also grant your approval to the proposed amendment to the Declaration.  It will take us working together to allow the Board to implement fining in an effort to keep Majestic Oaks an attractive place to live. We cannot do this without your help.

Mail Theft June 13, 2020

Dear Association Members:
Please be aware that last weekend both mailboxes on Cane Creek were vandalized.

Stevie Johnson, a supervisor, recommends that anyone with videos and pictures to send to his email at stevie.l.johnson@usps.gov with the information on when the theft occurred and he will forward them to the postmaster. He also says that this has been happening everywhere and advises everyone to pick up your mail daily.
